Specifically, the department involves the analysis of a given section of land and determines the limits of how that land can be developed and utilized according to local regulations. The Department is proficient in property identification, land surveying, and legal descriptions. In cooperation with the Engineering, Economic Development, and Community Development Departments -- the Planning and Zoning Department reviews all residential, commercial, industrial, and manufacturing development plans, all zoning and subdivision plats, and provides long range planning for the City. The Department coordinates the efforts of the City’s Zoning Board of Appeals and the Planning Commission. The Planning & Zoning Department is located on the first floor of City Hall at 1601 Chicago Road, Chicago Heights, IL 60411.
